For many clients there will be particular factors which need to be taken into account when providing the best borrowing solution. These will include:

  • Timing issues which may require specialist borrowing, e.g. bridging facilities for the purchase of property pending the sale of other assets.
  • Tax, pension and estate planning considerations, as determined by the relevant professional advisers, may mean that the borrowing vehicle is in the form of a trust, company or pension fund, or that a particular type of financing is useful eg equity release lifetime mortgages for IHT planning.
  • Currency of the loan which may depend on the location and type of assets and/or the likely source of repayment.
  • Guarantee or other third party support: may mean that the facility has to be structured in order to accommodate these.
  • Security considerations which may reflect the fact that non-standard or top-up security is offered in order to make the facility viable.
